Three Austin properties sold above their reserves this past weekend, led by a four-bedroom home on Enfield Road in Clarksville that fetched $2.15 million, $185,000 over its listed reserve.
The results arrive as Travis County property tax assessments continue to climb and mortgage rates sit near 6.1 percent, keeping some buyers selective while others move quickly on well-presented homes. Clearance rates have stayed above 60 percent for six straight weeks, a pattern local agents tie to limited inventory rather than broad price surges.
Two of the standout sales came from listings handled through the Austin Board of Realtors multiple listing service, one in the Zilker neighborhood near Barton Springs Road and another on Riverside Drive close to Lady Bird Lake. Both cleared their reserves within the first hour of bidding on Saturday morning.
Overall, 10 of the 15 homes offered reached their reserves, producing a 67 percent clearance rate. The median sale price among those that sold landed at $925,000, according to figures compiled from the Travis County Appraisal District records released Monday. One East Austin lot on 12th Street drew 14 registered bidders and finished 12 percent above its $780,000 reserve.
Central and south-side addresses accounted for seven of the ten sales. Properties within a half-mile of South Congress Avenue cleared at an 80 percent rate, while those farther north in the Rosedale area showed softer demand. No waterfront homes on Lake Austin reached reserve during this round, a shift from the prior weekend when two sold above expectations.
Buyers who secured the Enfield Road home paid cash, avoiding financing contingencies that delayed two other contracts last month. Agents noted that pre-auction inspections and title work completed through local firms like Independence Title helped speed the process.
The next scheduled auction batch is set for July 18 at the same online platform used this weekend. Prospective bidders can review reserve ranges and inspection reports through the Austin Board of Realtors portal starting Wednesday. Local agents recommend confirming financing pre-approval limits before registering, as several homes this round drew final bids within 5 percent of their published ceilings.
