Austin assisted living facilities posted average monthly rates of $4,900 this June, up from $4,200 two years earlier, according to data compiled by the Capital Area Council of Governments.
The increase arrives as more residents born between 1946 and 1964 reach the age when independent living becomes difficult, pushing demand for units along major corridors such as South Lamar Boulevard and East Riverside Drive. Local planners note that new construction has not kept pace, leaving many families to navigate waitlists that now stretch four to eight months.
Two established providers sit within city limits. The Grove at 1500 South Congress houses 180 residents and offers studio and one-bedroom units starting at $3,850. Five blocks east, The Heritage at Gaines Ranch on South Lamar provides similar services plus on-site physical therapy through a partnership with St. David's Rehabilitation. Both accept long-term care insurance and coordinate with Capital Metro for door-to-door rides to medical appointments.
Access also depends on neighborhood infrastructure. Residents at The Grove can walk to the 801 bus stop that reaches the downtown medical district in twelve minutes during off-peak hours. At The Heritage, the nearest Route 333 stop sits two blocks away, though service frequency drops after 7 p.m.
Current pricing sheets list an additional $650 monthly charge for memory-care wings at both properties. A 2025 analysis by the Texas Department of Aging and Disability Services found that 62 percent of Austin-area facilities require a $2,500 community fee paid at move-in. Contracts typically run month-to-month after the first year, yet most impose a 30-day notice period for exit.
Prospective residents should visit during lunch service, request the most recent state inspection report and ask for written confirmation of which utilities and prescription deliveries are included. The Austin Area Agency on Aging at 701 Tillery Street schedules free one-hour counseling sessions by appointment; callers can reach the office at 512-451-4611 to book a slot before touring any property.
