A four-bedroom house at 1204 East Live Oak Street closed at $2.85 million on July 8, the highest price recorded at Austin auction this month.
The result arrives while clearance rates sit at 64 percent for the first week of July, down from 71 percent in June, as more sellers hold properties rather than accept lower bids. Agents cite rising interest rates and limited inventory as reasons buyers focus on established blocks instead of new construction farther out.
The sold home lies three blocks from Zilker Park and within the Austin Independent School District boundary that covers several magnet programs. Buyers in the same area also track activity near the Congress Avenue Bridge, where evening bat-viewing crowds have helped sustain foot traffic for nearby cafes and small retail spaces.
Austin Board of Realtors data through June 30 shows three other Travis Heights homes on East Live Oak and East Annie streets sold between $2.1 million and $2.4 million during the prior quarter. The new $2.85 million figure lifts the median comparable value by roughly 12 percent on those two streets alone. One property at 1108 East Annie, listed at $2.55 million since May, drew fresh inquiries the day after the Live Oak closing.
Clearance rates for properties above $2 million reached 58 percent last month, compared with 49 percent for the same tier in May. Auction volumes included 47 homes citywide in the first nine days of July, with 30 finding buyers.
Sellers preparing August listings on South Congress or Travis Heights blocks now review the East Live Oak numbers before setting reserves. Buyers should pull the latest Austin Board of Realtors comps and inspect recent inspection reports on similar 1970s builds before entering the next round of auctions scheduled for July 15 at the Travis County Exposition Center.
